Provide
assistance and advice to HOA Staff and the BOD to insure all existing and
newly built infrastructure is constructed and maintained in a manner
consistent with good workman like manner and within all governing codes.
Assist in putting in place all processes necessary for discovering,
replacing, repairing and/or correcting any deficient warranty items,
construction defects, potential hazards and claims in all of the Heritage
Highlands common areas, plant
and facilities and for maintaining the same in a timely manner.
Answer all requests appropriately made by the BOD and Staff in a
timely and competent manner. MEMBERSHIP The
Infrastructure and Facilities Committee shall not exceed 9 members.
The BOD shall select the Chair.
A member of the Board shall act as liaison to the committee.
The Chair will select the membership subject to the Board's
approval. The General Manager
will be an ex-officio member. DUTIES
and RESPONSIBILITIES 1. Review
and make appropriate recommendations for all construction or remodel
projects that involve any of the HOA facilities as requested by the BOD or
HOA Staff. a.
Annually review all HOA
facilities for integrity and any necessary repairs or general maintenance. b.
Facilities includes but not
limited to, all structures, streets, parking areas, storm drainage system,
underground and above ground utilities, common areas, all amenities,
common area rip-rap walls, and HOA fences. ·
Amenities include but are not
limited to the clubhouse, fitness center, golf course, tennis courts,
swimming pool and other facilities that may be constructed. c.
Analyze projects or programs
for cost effectiveness and detail economic justifications. d.
Complete feasibility studies
as appropriate. e.
Assist in selecting outside
professionals for projects or programs. f.
Review engineered drawings
for projects. g.
Assist in selection of
equipment. h.
Ensure compliance with new
construction codes where appropriate. 2.
Conduct an annual review of
the infrastructure and facilities for the HOA Reserve
Plan. a.
Review items for estimated
life, cost, and replacement schedule, and make recommendations for any
justifiable changes. b.
Analyze replacement items for
improvement when replacing or repairing. ·
Provide analytical
justifications as appropriate. c.
Conduct research and make
outside visitations as needed for evaluating Reserve items replacement. d.
Report findings to BOD and
General Manager 3.
Assist Staff with general
maintenance requirements of facilities as requested
by BOD or Staff. a.
Assist with solving
maintenance problems as they arise and at the request of the BOD or Staff. b.
Assist Staff with setting up
preventative maintenance programs as requested. |
