Tenant Information
We welcome tenants as friends to our community. Many tenants choose to become resident owners at Heritage Highlands. Our CCRs are very specific about our rental policy to ensure that our community will not be treated as a short-term winter vacation destination. Heritage Highlands requires a minimum 90-day lease for all renters.
Owners must file a copy of each lease with HOA Management and complete a Heritage Highlands Lease Addendum must be completed, signed by both the lessor and lessee and filed with the HOA. This form is available at the clubhouse or online in the Resource Center.
Tenants are strongly encouraged to go through a complimentary orientation to familiarize them with all our community has to offer. It is also important for tenants to understand the rules and regulations that are unique to our active adult community. This orientation can be scheduled through the HOA receptionist in the main lobby.
Tenants are bound by the community age restriction that requires at least one occupant of the household to be age 50 or above. In addition, no one under the age of 19 may reside in the household for more than 90 days within a calendar year.
Long-term tenants may make special arrangements with Management to set up a monthly account secured by a credit card. Long-term tenants may also purchase a vehicle gate transponder for their personal vehicle. |
